A few weeks ago I was invited to speak at a Barclays buy to let evening they were holding for their premier account holders. A number of property industry experts were invited to explain a little about what they do and how they could help the investors in the room. So alongside a solicitor, accountant, mortgage broker & insurance broker I had the opportunity to tell the room about the joys of letting property!
I’m not silly enough to expect people would be at this event and on the edge of their seats while I explain how we market property, reference tenants and protect the landlord’s investments. These customers were there to find out about buy to let in Watford so I spoke to them about development in Watford, what’s going on in the town and how a combination of factors are showing positive signs for the Watford Property Market.
If you are local to the area you may know about some of these things but you may not realise that there is £1.5 billion earmarked for development of our popular town including some of the following projects:
- The Croxley Rail link extension to the met line and closure of the existing Watford met line Station.
The Ascot Road redevelopment including new station, schools and a large office to lure in a large new employer.
The Watford Health Campus. A large residential development behind the Hospital. Still not sure why it’s been named the Health Campus when there is little planned for the hospital!
Intu’s £100m redevelopment of Charter Place. New leisure complex and restaurant quarter coming soon!

As you can see, there is a lot going on in our growing town.
I also talk about demographics as you really need to have this information so you know who your tenants are. Did you know the largest age bands in Watford are 25-29 and 30-34 and the average age is 35 compared to 39 nationally?
Historic house price data was also discussed as we use this to try and help identify trends.
